This seven unit, award-winning condominium building was designed by George Homsey of Esherick, Homsey, Dodge & Davis and constructed by C.M. Peletz Co. The building, on the summit of Russian Hill follows the district’s traditions of distinguished architecture with input from the Livermore family (a Livermore was one of the initial developers), using natural shingles, and replication, on the garage entrance and balconies, of the square-sectioned urns found on the original Polk designed balustrades found at the end of Vallejo Street.
The shell construction is three-story, wood frame over an underground concrete parking structure. The interior of each individual space is luxuriously finished, befitting the location as one of the most sought-after streets in San Francisco.
Challenges to the construction were many, including hard-rock excavation for the underground garage, preservation and protection of the historical “Marshall Houses” to the west as well as operation on a tight, zero-setback site.
Neighbor interest on design implementation and logistics were also time consuming, but important. Rapport with neighbors, city officials and other interested parties on all projects is a hallmark of C. M. Peletz Co. and one key to our success.
